Moving into a Riyadh apartment or villa comes with plenty to organise. Before furniture covers the walls and cupboards fill up, take a short walk through the property to record visible electrical and plumbing concerns. A simple checklist helps you explain problems to your landlord or maintenance provider and plan an inspection without guessing at the cause.
This is an observation checklist, not an electrical or plumbing repair guide. Leave wiring, distribution boards, damaged fittings and concealed pipework to qualified professionals.
1. Record the condition before unpacking
Photograph existing stains, cracked faceplates, damaged taps and visible leaks. Note the room and date, and share relevant concerns with the landlord or property manager. Keep personal documents and people out of any pictures you send to a service provider.
Ask where the water shut-off and electrical distribution board are located. Confirm access arrangements with the building manager; shared building equipment should be handled by the person responsible for it. Do not remove covers or touch exposed parts to investigate.
2. Look at sockets, switches and appliance locations
Check visible fittings for cracks, discolouration or loose covers without dismantling them. Notice any burning smell, buzzing or flickering during normal use. Avoid using a suspect outlet and arrange an electrical inspection in Riyadh rather than testing it with another appliance.
Plan where the refrigerator, washing machine and other large appliances will go. Check the manufacturer’s connection requirements with the installer. Do not make a permanent setup from a chain of extension leads or assume an adapter makes an unsuitable socket safe. The Electrical Safety Foundation International highlights damaged cords, overloading and warning signs such as flickering, heat and burning smells as reasons for attention.
3. Check accessible taps and cupboards for moisture
Look under sinks and around visible pipe connections for dampness, water marks or a musty smell. During ordinary use, note dripping taps or water collecting where it should not. A stain alone does not establish whether a leak is active, and a dry surface does not rule out a hidden problem.
If you notice fresh moisture, keep stored items away and record where and when it appears. Book water leak assessment and repair when the source is unclear. Avoid opening walls or applying a temporary patch over a concealed leak.
4. Note drainage and toilet concerns
During normal use, watch for slow drainage, repeated backing up or water continuing to run into a toilet after flushing. Report which fixtures are affected and whether the issue happens every time. These observations help the plumber decide what to inspect; they do not identify a blocked pipe’s exact location.
Do not mix drain-cleaning products or add another chemical after a previous treatment. Tell the plumber what has already been used. For more extensive concerns, request plumbing services in Riyadh and agree on the inspection scope before work begins.
5. Prioritise hazards before routine improvements
Smoke, active sparking or a strong burning smell requires an immediate safety response: keep people away, leave the affected area and contact emergency services where there is a fire or immediate danger. Do not touch wet electrical equipment or approach a distribution board through standing water. A maintenance booking is not a substitute for an emergency response.
For non-emergency concerns, make a room-by-room list and separate essential repairs from optional upgrades. Ask for an explanation of the findings, proposed work and quotation. Confirm your landlord’s approval where it is needed before agreeing to changes.
